Our Home Price Index is based on the price per finished square foot for Dane County single family homes sold via the South Central Wisconsin MLS. Our index provides a good view of how Madison area home values are changing over time.
Year-To-Date-Performance
The graph below shows how January year-to-date single family home prices have trended dating back to the year 2000. The peak year for home values was 2006, when the price per finished square foot was $134. In 2013 the price per finished square foot was $115 - up 4.2% from 2012 and down 14% from 2006. As we gather more data throughout the 2013 sales year, we believe the price per finished square foot will show a trend toward rising prices in 2013 due to increased buyer demand and lower home inventories. We are already seeing prices rise in neighborhoods where the demand for homes is strong relative to the supply of homes on the market.
Annual Performance
This graph shows how annual single family home prices have trended dating back to the year 2000. The peak years for home prices were 2006 and 2007, when the price per finished square foot was $132. Home prices in 2012 ended the year at $116 per finished square foot - 12.4% below the peak.
Monthly Performance
This graph shows how monthly single family home prices have trended dating back to January of 2000. Each green data point represents a price increase from the same month of the prior year. Each red data point represents a price decrease. The price per finished square foot increased 4 out of 12 months in 2012, and increased in the first month of 2013. The price per square foot in January was $115, compared to $110 last January, an increase of 4.2%.
This last graph below shows how January single family home prices have trended dating back to the year 2000. In January the price per finished square foot was $115 - up 4.2% from the $110 per finished square foot in January of 2012.
