Our preliminary report on the Dane County real estate market for the month of June is provided below. Our full June report will be published in early August. You'll find our full menu of reports updated through the month of May here. Sales increased for homes and condos once again, as June was the last month to significantly benefit from the recently expired tax credit. Home sales increased for the eleventh time in twelve months. Condo sales increased for the tenth straight month. We expect the number of closings in July to be well below last year's numbers, as buyer activity has cooled since the passing of the credit. Showing activity and web activity are lower now. And even though interest rates are the lowest in history, many buyers are shopping at a very deliberate pace. This is in sharp contrast to the buyers from March and April who were rushing to make their offers and close on their homes before the tax credit expired. If you're selling or planning to sell, you need to know the June sales report is not a predictor of what will happen over the next several months. The market has changed from where it was in March and April. Your pricing and marketing should be on the leading edge if you're selling a home. If you're selling a condo, you should be on the bleeding edge. Buyers, the market has shifted back into your favor.
Dane County Prices - Homes and Condos Combined
The June median price of $207,000 increased by 3% from the median price of $201,000 in June of 2009. The year-to-date median home and condo price of $200,000 was down 1% from last year's price of $202,000.
Dane County Sales Volume - Homes and Condos Combined
A total of 803 home and condo listings sold in June - an increase of 17% from the 684 listings sold a year ago. The 2,988 homes and condos sold year-to-date represented a 24% increase from last year's total of 2,407.
Dane County Prices - Homes Only
The median Dane County home price of $227,000 increased by 5.6% from the June 2009 median price of $215,000. The year-to-date median price of $217,000 increased by .1% from last year's price of $216,702.
Dane County Sales Volume - Homes Only
A total of 606 single family home listings sold in June - up 14% from the 531 listings sold in June of 2009. Dane County home sales have increased on a year-over-year basis 11 out of the last 12 months. Year-to-date, 2,273 homes were sold through June, up 21% from last year's total of 1,878.
Dane County Prices - Condos Only
The median Dane County condo price of $144,000 decreased by .7% from the June 2009 price of $145,000. The year-to-date median price of $145,000 was down 5.2% from last year's price of $153,000.
Dane County Sales Volume - Condos Only
A total of 197 Dane County condo listings sold in June - an increase of 29% from the 153 listings sold a year ago. Condo sales have increased on year-over-year basis for 10 straight months. Year-to-date, 715 condo listings sold through June, up 35% from last year's total of 529.
